Post Brothers have big plans for historic Hamilton Court at 39th and Chestnut

The Post Brothers, a real estate development firm that has been gobbling up residential properties in West Philly, is shopping around plans for a newly renovated Hamilton Court, the historic apartment building complex at 39th and Chestnut.

The plans include a glassy new two-story structure in the courtyard (see rendering above) that would include ground-floor retail and a second-floor gym for residents. Built in 1901, Hamilton Court was one of West Philadelphia’s grand apartment buildings. Most of its grandeur has worn away as it’s now mostly filled with Penn undergraduates and its once elegant courtyard that once included a large fountain is now fenced off.  Continue Reading

Friends of Clark Park presents Party in the Park on Saturday, May 18, from 4 p.m. to 8 p.m. This year’s party will feature food trucks, Dock Street beer, wine, Lil’ Pop Shop, live music, pop-up art from the University City Arts League, and family fun – at Clark Park (43rd and Baltimore).

Post Bros. place Garden Court Plaza plan on hold, hopes to address community concerns

The Post Bros. have placed their zoning application for a 243-unit addition to Garden Court Plaza at 4701 Pine St. on hold following a public meeting last week, according to the Garden Court Community Association.

A large majority of the approximately 70 people in attendance opposed the plan, which requires special zoning approval from the city. Public comment is factored into that decision. Much of the opposition focused on the availability of affordable housing and parking.

“The Post Brothers have heard our voices loud and clear and want to work with the community to address the issues raised at the meeting,” reads a statement on the Garden Court Community Association website. “They do not intend to proceed with the project without community support. As a result, their zoning application has been put on hold. GCCA Zoning Committee will be working with the Post Brothers to meaningfully address our community’s concerns, especially with regards to housing affordability.”  Continue Reading

Post Bros. buy Apple Storage, plan 153-unit apartment building

The real estate development firm Post Brothers has bought the long vacant Apple Storage facility on South 52nd Street and plans to build a 153-unit residential building.

Philly.com reported that the Post Brothers, which has acquired several buildings in recent years including The Netherlands at 4300 Chestnut, Hamilton Court at 3800 Chestnut, and Garden Court Plaza, paid $2.4 million for the hulking shell at 780 S. 52nd St., a couple blocks south of Baltimore Avenue. That price reflects the fact that the zoning approval had already been granted in 2012 for “Apple Lofts,” a residential housing proposal that drew mostly praise but prompted discussions about gentrification.

A zoning permit approved last week expanded the proposed project from 112 to 153 units and commercial space. The original zoning permit also includes 92 “accessory” parking spaces.  Continue Reading

Learn more about two new community organizations, discuss zoning and land use issues this week

West Philly and Southwest Philly have two new registered community organizations (RCOs), West Philly Pride and Kingsessing Spirit, and there is an opportunity this week to learn more about their work and to talk about some important issues. Both organizations hold quarterly RCO meetings focused on zoning and land use issues.

Kingsessing Spirit will hold their Spring 2018 community meeting this Wednesday (March 28), at the Calvary Center for Culture and Community (801 S. 48th St), and all concerned citizens of Southwest Philly are invited. The meeting, which begins at 6 p.m., will feature reports from the RCO’s involvement with the Post Brothers’ proposed expansion of Garden Court Plaza at 4701 Pine Street.  Continue Reading
