More details have been revealed about the new $20 million off-campus student housing project on the 4000 block of Baring Street in Powelton. An older three-story building at the corner of Baring and Preston was demolished at the end of last year to make room for the new project, called Good Food Flats.
The new housing is intended for participants in Drexel University’s Hospitality and Sports Management (HSM) program and others who “really appreciate integrating food, health and well-being into their living environment,” according to the developer, Cross Properties.
Good Food Flats has an innovative design and will have some unique features, like a pop-up restaurant/entrepreneur incubator space and a food lab. Well-known Philadelphia chefs will be invited to teach classes in the facility’s commercial kitchen. There will also be urban garden spaces on the roof and backyard of the building where residents can grow their own fruits and vegetables. Other amenities include study lounges, a 24-hour fitness center, and WiFi and cable.
The building includes 44 fully furnished 4-bedroom/2-bath units (175 beds), which are moderately priced at $750-$850 per room per month. Good Food Flats is expected to open its doors for residents in Fall 2016.

An odd bit of editorializing to include that the apartments will be “moderately” priced. And is $3,000-$3,400/month for a 4BR really moderately priced? I think there are lots of people in the neighborhood who would disagree with that characterization.

Agreed. This reminds me of when WPL was advertising that the The Pink House on 45th Street was for sale. Why does WPL have an interest in some properties and not others?

After doing some more research of off-campus housing prices, which start at $675 per room per month, we still believe that $750 is moderately priced, especially taking into account the building and the amenities.

I just did a quick look on craigslist and there are plenty of rooms to be had for closer to $500, so it isn’t accurate to say that prices start at $675/room.
Also, saying something is “moderately priced” shouldn’t take into account its amenities. If you want to account for amenities, you should say, something like it’s a “good deal.” But I guess it would be weird to say, “The building includes 44 fully furnished 4-bedroom/2-bath units (175 beds), which are a good deal at $750-$850 per room per month.”

If you do the math for undergraduate housing at Drexel and Penn (which range from approx. $850 – over $1000/month), these apartments are “moderately priced”.

This is off-campus housing, so the cost of on-campus housing isn’t really relevant. I looked on craigslist and found plenty of rooms in the area priced from $500-600, so it wasn’t accurate to say that rooms start at $675.
