Community meeting on massive apartment project at 4601 Market St. scheduled for Monday

Councilmember Jamie Gauthier is once again calling on residents to push developers of a 1,240-unit apartment complex at 46th and Market Streets to include affordable housing during a meeting scheduled for March 27.

The meeting is part of the Civic Design Review process for “Mill Creek Station,” an upscale cluster of five seven-story buildings, one 19-story building and courtyards that will have “outdoor kitchens, lounge spaces and a pool for the residents,” according to the plan. The apartment complex would be adjacent to the city’s juvenile detention center at 48th and Haverford.

The developers, Iron Stone Real Estate Partners, postponed a meeting scheduled for earlier this month reportedly to talk about the inclusion of affordable housing in the complex. Gauthier is calling for 20 percent of the units to be affordable to nearby residents. The land for the complex was bought from the City.

Monday’s meeting is scheduled to start at 6 p.m. on March 27 at the Alain Locke School (4550 Haverford Ave.). Residents can also join online. The Zoom ID is: 970 079 9024. Iron Stone representatives will be attending by Zoom.

Recommendations – everything from affordable housing to building materials – raised during the Civic Design Review process, which is designed to allow community input into large development projects, are not binding. It is typically the last step of the city’s licensing process that includes community input on very large development projects.
