What do you want at 46th and Spruce? New owners are asking at Thursday’s SHCA zoning meeting

The new owners of the former Transition To Independent Living Center building at the corner of 46th and Spruce streets will be at the Spruce Hill Community Association’s zoning meeting on Thursday, Aug. 6, to hear what neighborhood residents want to see developed at the site.

The building went up for sale again in June after its owner, Mission First, didn’t receive enough funding for the development of an affordable housing project at the site. The new owners have not been identified yet.

The meeting will take place at SHCA’s office at 257 S. 45th St., beginning at 6:30 p.m., and the 4534-36 site will be discussed first (for approximately 30 minutes).

Other development projects to be discussed at the meeting include:

– Ronald McDonald House expansion plans. (7 p.m.)

– Jubilee School (4211 Chester Avenue) – Erection of a mobile trailer at the rear of the lot for expanded educational activities. (7:15 p.m.)

 4249 Walnut–Construction of a two-story addition in the rear of an existing three-story structure. (7:30 p.m.)

    does anybody know if the development on 44th and chestnut is still in the works, have’t heard anything new and live on that block

    Affordable Housing for independently living disabled and vets!!!! THAT is what we wanted and what we still want and desperately need.

    Wasn’t that project scrapped because some neighbor was going to oppose it at the zoning (or whatever) hearing?

    no matter what we want there will undoubtedly be some NIMBY folks threatening to muck it all up. People would rather the space be left vacant than see something else come in and thrive…

    Unless of course they plan on building more student housing! (I kid, please no more student housing).

    No more ‘luxury’ housing for the children of the 1%! Can we please get some new housing that working-class stiffs can afford without breaking the bank? Please and thank you in advance.

    I’d like to see housing for american heroes – homeless veterans with substance abuse problems. There should also be a set aside of 10 percent of units for sex offenders

    to Strongforu—–I think I have a good sense of what you are saying and mostly agree with you, but do you really think that the 1% have anything to do with W.Philly/ Univ. City? Maybe they fly over a few times a year.
    I think much of the problem is to build what you are suggesting costs X and only brings in Y profit. But to build so called luxury costs X plus 10% but brings profit of much greater then 10% more then Y.
    I’d like to see “affordable” units included whenever the City gives away zoning changes.
