Tonight’s Spruce Hill Zoning meeting to discuss residential building proposal near 44th and Walnut, increase in dwelling units on 42nd and Chester

July 16, 2018

A monthly Spruce Hill zoning meeting will take place tonight, at 7 p.m. at the Spruce Hill Center (257 S. 45th St), with two development projects on the agenda. Community members are invited to hear from the owners of a vacant lot at 224 S. 44th Street about construction of a new residential building. This project was first presented at last month’s zoning meeting. A four-unit semi-detached structure is being proposed on the lot in-between two old Victorian homes (see picture).

The second project to be discussed at tonight’s meeting concerns an old apartment building at 42nd and Chester (516-26 S. 42nd St.), managed by Greenzang Properties. The development team are proposing to increase the number of dwelling units in the building from 25 to 41 and creating 26 bicycle parking spaces. The increase in the number of residential units will be achieved by decreasing bedroom numbers. Currently, the four-story building has 25 large (1,100 square feet) three-bedroom/one bath rental units. According to Zillow, a gym and a roof deck will be added to the building soon as well.

This project is an official RCO (Registered Community Organization) meeting for Spruce Hill. The development team sent out notices to the tenants last week, according to SHCA Zoning Chair Barry Grossbach.

All interested parties are invited to attend the meeting and ask questions and offer comments.
