The Mantua neighborhood is going to see a lot of change in the coming years. Community groups in the neighborhood – which is bounded by the 31st Street to the east, 40th Street to the west, the Powelton Village (and Drexel University) neighborhood to the south – are moving fast to make sure they have a voice in the change.

So is Drexel University. Students are increasingly moving into the Mantua neighborhood because of the cheaper rents. The neighborhood is also part of the federal “Promise Zone.”  Mayor Michael Nutter recently promised to “bring back Mantua.”  Drexel officials recently announced that the university will build a “Penn Alexander style” K-8 education complex on the site of the shuttered University City High School. That will push up nearby real estate prices, much as the Penn Alexander School did in the Spruce Hill neighborhood.

The talk around Mantua and nearby neighborhoods is: What will the neighborhoods look and feel like in 5 or 10 years and how can current residents have a say? Here are a couple of upcoming events that will help focus that discussion:

• Creative Neighborhood Redevelopment, tonight (Thursday, March 13), 7 p.m. to 9 p.m. at the Mantua Haverford Community Center (631 N. 39th Street).
A discussion about how artists can spearhead creative neighborhood redevelopment within their local communities. Guest speakers include Rick Lowe (Project Row Houses, Houston), Kyong Park (Los Angeles/Detroit), and Transformazium (Braddock, Penna). Temple Contemporary organized this event. Register here.

• Gray Area “Cards,” Wednesday, March 19, 6 p.m.at Monica’s/St. Andrew’s Church (3600 Baring Street).
The card game is a way to promote discussion and “provocative thinking” about old neighborhood buildings. This game is focused on the Gray Area focal point, Hawthorne Hall at 3849 Lancaster Avenue. More info is available here.

At Robotics & Technology Camp, campers will use LEGO® Mindstorms® NXT 2.0 and Lego ® Mindstorms ® EV3 to learn the fundamentals of building a wide variety of robots. By learning important principles, campers will acquire the ability to create robots from their imagination, in addition to following instructions for specific robots provided by LEGO® and independent websites. The LEGO® Mindstorms® NXT 2.0 and EV3 product lines allow for hundreds of possibilities of robots, and each week at camp new ideas and projects are presented. In addition to building, campers learn how to program robots using a computer, how to use Bluetooth ® for wireless control, and work in teams every step of the way.

There are three levels of Robotics & Technology curriculum used at camp, and campers are divided by age and ability to ensure the best experience possible for each camper. Campers at all levels participate in a camp tournament called ROBOWARS. This “all camp” tournament takes place on the Friday of each week, where all groups “free build” a robot that battle head to in a tournament setting. Using the powerful program Multimedia Fusion 2, campers learn how to create their own video games for use on computers, and create Apps compatible with iOS® devices (the Ipad® and iPhone®) and the Android™. No previous experience is necessary, however more complicated projects are offered to campers based upon their age and ability. Starting with a blank screen, campers begin with a single frame where they place objects, scenery, a scoreboard, and number of lives. They then use the events editor to program how objects behave in this environment. The games and Apps are then expanded to multiple frames and levels, resulting in a complete multi-level arcade and/or platform game/App.

In addition to using objects and scenery from Multimedia Fusion 2, campers can bring outside objects and scenery that they design into the game, or manipulate the design of objects within the Multimedia Fusion 2 library. In this sense, campers learn not only programming logic, but also animation and design. Multi-level decision-making teaches campers to consider the game as a whole, beyond just a single frame, and encourages vision and planning.

Our own servers allow campers to work together on the same projects, creating fun and dynamic group interaction! Using Minecraft as a learning tool, campers participate in one of the world’s most popular gaming platforms to create their own world. By using blocks and various resources, campers will literally “mine” and “craft” their own creations, with some project options including: dream homes, towers, castles, caves, roller coasters and entire amusement parks. Campers may also construct famous buildings and structures like the Eiffel Tower, Empire State Building, the Egyptian Pyramids, and/or structures of their own choosing.

Projects will include the construction of a train system or roller coaster allowing all players to tour and travel the entire environment for observation, work efficiency, and gameplay. Campers may choose to work with others or on their own, but group participation is highly encouraged. By working in the same world with multiple players, campers will assume different roles (builder, architect, resource gatherer, protector, etc…) where communication and fulfilling one’s role is very important to the group’s collective success.

CIT Leadership Program (Lavner Camps)

For teenagers ages 13-15

The Counselor-in-Training (CIT) Leadership Program is for motivated teenagers who want to learn and develop new skills while working with children in a camp setting. CITs receive an orientation-training prior to camp and become certified in CPR/First Aid. During the summer, CITs work under the close supervision of our instructors and camp directors, and an evaluation is provided each week (for learning & improvement purposes.) This program helps to prepare our CITs for future work experience and will also bolster their résumés. It also gives our CITs a chance to have a fun and productive summer where they can work in specialty camps of their choice!

To become part of our CIT Leadership Program, an applicant must “register” on lavnercamps.com and complete an application process. The CIT Leadership Program is offered for every camp that is offered at the University of Pennsylvania this summer. The ultimate goal of the camp is to teach campers how to start and complete a film project from scratch. Campers script a short film, develop characters, film, edit, and produce a final copy. The final product can be used as a reel for aspiring actors/directors, and all of the skills learned at camp help campers understand many aspects of working in film.

This camp is a combination of scripting, acting, directing, and editing. When starting out in film, whether in front of the camera or behind the scenes, it is always important to understand and appreciate all aspects of production. Campers who get a taste of everything can decide what they like and want to pursue in the future. Campers are grouped by age and ability level. If time allows, campers may also create and film commercials.

Tree House Books’ 4-week summer camp is a diverse learning experience for children to explore reading in exciting ways. Campers will learn how to interview and record story as they talk with community members, create art and writing projects influenced by what they hear and display their work at our End-Of-Camp party on Friday, August 1st. Additionally, campers’ work will be “permanently” displayed in a mobile-museum called the Philadelphia Public History Truck in 2015.

In an era when teen girls idolize reality TV stars and scantily clad music artists, the non-profit Evoluer House is offering two far more positive development workshops for area teen girls: The Evoluer Personal Development Workshop and the Evoluer Youth Workforce Development Program. Taught by area youth development and education professionals, Evoluer’s Personal Development Workshop seeks to inspire a positive self-image and ambition in girls through an eight-week, reality-based learning experience. Topics include “Loving the Skin You’re In,” “Your Life, Your Goals,” financial literacy, internet safety and etiquette. The Youth Workforce Development program focuses on the personal, resume-writing and communication skills girls need to land a job, keep a job, and advance in their lives and careers.

Camp fee:  The programs are free, or require a small fee for applicants who do not meet income guidelines.

For ages 3-8

Program may vary week-to-week, but specialty classes can include Hip Hop, Music, Yoga, Ballet, and Tap Dance. EDITOR’S NOTE: After publication of this post we heard back from the Orens Brothers, who own The Croydon, the once infamous apartment building at 49th and Spruce, which is undergoing extensive renovation. As the first part of the building revitalization project is expected to be complete soon, we have updated the post with this information.

West Philly Local would like to update its readers on a few business openings and real estate developments in the area we covered in the past.

• The south wing of The Croydon, which contains 27 units, will be complete around April 1 and ready for occupancy in the spring, said John Orens of Orens Brothers, who purchased the property, formerly known to squatters as “Paradise City,” in 2011. The north wing and center building, which make up 100 units, will be complete and ready for occupancy around Sept. 1, 2014.

• The renovation of the historic Sedgley Apartments building is nearing completion, according to Noah Ostroff, principal at 400 S. 45^th Street LLC, which owns the Sedgley. The work on the building, which has stood on the corner of S. 45^th and Pine Streets for more than 100 years, began last summer and was expected to be complete this month, but is taking a little longer because of the size of the building, Ostroff told West Philly Local. Two sample units will be done in the next two weeks and the building will be ready for occupancy in the spring. Tours of the building are expected to start in the next 30 days (email: noah@phillyliving.com with questions).

• Great news for South Asian cuisine lovers: Shaban Kabab & Curry opened its doors earlier this week at 4145 Chestnut Street and is already taking online orders. Stay tuned for our review of this place.

• Due to minor setbacks, West Philadelphia Community Acupuncture (WPCA), the new holistic clinic run by Philadelphia Community Acupuncture’s Sarah Lefkowich, will delay its grand opening until the end of February.

According to Lefkowich, West Philadelphia Community Acupuncture’s efforts to open, originally scheduled for early January, were stalled by city inspections and permit issues facing the building where the practice will be located, which is undergoing renovations including a new building facade, walls, ceiling, bathroom, and floors. “We are so excited to be a part of it,” she said.

Lefkowich said there is no firm date for when WPCA will open next month, but she will keep the community updated through West Philadelphia Community Acupuncture’s Facebook page and company newsletter, which readers can sign up for here. The clinic is still offering $10 treatments as a grand opening special for its first month open.

• Cafe Renata is celebrating its first anniversary this Saturday and community members are invited to join in the celebration (more info is on Renata’s Facebook page). Congratulations to the owners, Yasser and Katie. As a reminder to our readers, this is how it all began for these guys.

Groundbreaking for Philadelphia Episcopal Cathedral’s $110 Million Development

Tomorrow, Philadelphia Episcopal Cathedral and Radnor Property Group (RPG) will hold a groundbreaking for 38Chestnut—the $110 million mixed-used development at 38^th and Chestnut Streets that will see the razing of two historic brownstones (pictured) formerly used as the Cathedral’s parish house. The demolition will make way for a three-prong 326,000 square-foot project (owned by 3737 Chestnut, LP and developed by RPG) to be completed in 2015, and will include the construction of an allegedly “state-of-the-art” 25-story apartment building targeting professionals and grad students, as well as the Episcopal Cathedral Center that features a three-story office building with ground floor retail, a community center, and an early-learning childcare center. Additionally, as part of a settlement with the Preservation Alliance, the development will also see the renovation and maintenance of the cathedral itself. The groundbreaking starts at 2 p.m. at the Cathedral, located at 13-19 South 38th Street.

As we reported in November, the demolition to the two 19th-century brownstones has been nothing but contentious since it made news last summer. In an 8-2 vote, the Philadelphia Historical Commission approved the Cathedral’s hardship application to bulldoze the two historically-sanctioned houses, which were on the list of Philadelphia Register of Historic Places. The Preservation Alliance appealed this decision almost immediately, but came to an agreement with the Commission in March, in which a 50-year preservation and restoration plan is implemented and maintained by the Cathedral, with project funds set aside for immediate work on the house of worship.  Continue Reading

At the corner of Lancaster and 38th, the curved facade of Hawthorne Hall stands just as it did 100 years ago when fraternal organizations and civic associations were its main occupants. But inside is a whole different story: cabinets have been transformed into doorways, attics into twisted dining halls, dust-covered rooms into art galleries.

This makeover is the work of the Rabid Hands Art Collective, which transformed the space into an art exhibit celebrating the building’s mysterious history for the 2013 Hidden City Festival.

Last weekend, the nonprofit news site Hidden City returned to Hawthorne Hall for a guided tour of the Powelton area. Powelton–bordered roughly by Lancaster Ave., Haverford, Race and 32nd Streets– is a mix of student housing and large Victorian mansions and duplexes.

As tour guides Rachel Hildebrandt and Caroline Acheatel explained, Powelton was once home to a class of entrepreneurs and business managers from the mid-1800s that were excelling in new industrial fields. These individuals spread into West Philadelphia as railways and bridges were built across the Schuylkill River and the area’s large agricultural estates were subdivided into neighborhoods.

But Powelton is more than frat houses and old mansions. Hildebrandt and Acheatel, both employees at Partners for Sacred Places, guided the tour through a mix of inconspicuous cultural landmarks and historical buildings, including backyard museums, the building where Alfred Barnes (of The Barnes Foundation fame) built his fortune in pharmaceuticals, and a church adapted for affordable apartments.

The tour’s strong suit was that it explored the interiors and unknown histories of places many of us pass by everyday.

The Ellen Powell Tiberino Memorial Museum, for example, is just off Hamilton and 38th on a quiet stretch of residential homes. Without venturing down the museum’s alley entrance, you might never know that a courtyard formed from connected backyards contained original art from two generations of the Tiberino family.

The Cloisters, a church converted into apartments at Spring Garden and 38th, is equally discreet. Besides a large banner reading “now renting,” there is little to suggest that within its stone walls there are over 64 units of affordable housing.

The developers of 4224 Baltimore Ave. – across from Clark Park – unveiled drawings during a public meeting last night of a modern, glassy residential building that would include a terraced section that peaks at 10 floors and includes upscale condos.

The design also includes a 5-story section on the corner of 43rd Street and Baltimore Avenue with first-floor commercial units that would wrap around the structure and, if built, could house a large, street-level restaurant with outdoor seating along 43rd Street. A large rooftop terrace on this section would overlook the park.

The “if built” part is important. The development firm that is proposing the project, U3 Ventures, is a liaison between the community and the property owners, Clarkmore Group LLC, have not seen the drawings. There is no guarantee that the ownership group, which paid $3.5 million for the property in 2008, will go for the plan.

Clarkmore currently has as conditional permit to build a four-story, 92-unit apartment building with six parking spaces. That building would unlikely include any retail space. U3 is hoping the group can be persuaded to build a larger building that could support retail and underground parking. A large majority of the approximately 40 community members attending last night’s meeting gave tacit approval to the plan, which includes 108 rental units – mostly one bedrooms – and 55 resident-owned condos (though that number could drop considerably if the condos are built larger).
