New 4-story apartment building to replace former Millcreek Tavern building at 42nd and Chester (updated)

The former Millcreek Tavern building is expected to be demolished soon.

UPDATE (8/8/2024): The demolition work on the site of the former Millcreek Tavern at 42nd and Chester has begun and includes the three-story building behind the red-brick Tavern building (see photo).

(8/5/2024): A redevelopment project that began more than five years ago is finally moving forward. A permit was issued this summer to demolish the former Millcreek Tavern building at the corner of 42nd Street and Chester Avenue to make way for a 4-story apartment building on the site, which encompasses 4200-4202 Chester Ave., according to a zoning permit issued earlier this year. The new building will include 34 residential units, including seven affordable housing units, 12 bicycle parking spaces and a green roof.

Update on 4200 Chester Avenue development plans

Owners of the one-story building at 4200 Chester Avenue, The Millcreek Tavern site, have recently withdrawn their zoning application for a permit to build an apartment building on the site. The decision was made after a virtual meeting with the immediate neighbors that was held at the Spruce Hill Community Association’s (SHCA) request, according to SHCA Zoning Committee Chair Barry Grossbach.

The goal of the meeting, held over Zoom, was to survey views of the nearby residents. The developers said that the meeting “was not encouraging” for them to proceed with this project, according to Grossbach.  Continue Reading

Neighbors vote against proposed five-story apartment building at 42nd and Chester

A strong majority of nearby residents at Wednesday’s public meeting focused on a proposed five-story apartment building that would replace Millcreek Tavern at 42nd and Chester opposed the plan, arguing that it would accelerate gentrification and exacerbate parking problems.

The proposal, which calls for the demolition of Millcreek Tavern, includes 48 studio, one- and two-bedroom apartments. Four units would be designated as “affordable,” bringing the price of a studio with utilities included down to $918. A one-bedroom, market-rate apartment would rent for $1,300 a month, according to developers.  Continue Reading

Public hearing for proposed 5-story building on Millcreek Tavern site at 42nd and Chester

Millcreek Tavern (42nd and Chester).

A public meeting is scheduled for Wednesday, June 26 to discuss a proposal for a 5-story, 48-unit building at the corner of 42nd and Chester, currently the site of the Millcreek Tavern.

Core Development’s plans for 4200-4202 Chester call for the demolition of the Millcreek Tavern. The new building would include 5,500 square feet of ground floor commercial space. Necessary variances include number of units, the building height, parking and minimum open space. The property is zoned CMX-1.  Continue Reading

New coffee shop proposed at 42nd and Chester

The new 3-story mixed-use building at the southeast corner of 42nd Street and Chester Avenue may be getting a coffee shop. A request for a special zoning exception was submitted to the Zoning Board of Adjustment for 4134 Chester Avenue to include a coffee shop with up to 20 seats in the ground-floor commercial space of the building, which also houses two residential units on the 2nd and 3rd floors.

According to the zoning appeal posted on the city’s License’s and Inspections website, the coffee shop will not use any commercial cooking appliances and will serve prepared food.

It’s worth noting that there is a Dunkin Donuts shop on the same block, and a Starbucks on Woodland Avenue, just a block away from this building. However, Millcreek Tavern across the street may soon be replaced by another residential building, so that corner will likely have more residents soon.

Tonight’s Spruce Hill Zoning meeting to discuss residential building proposal near 44th and Walnut, increase in dwelling units on 42nd and Chester

A monthly Spruce Hill zoning meeting will take place tonight, at 7 p.m. at the Spruce Hill Center (257 S. 45th St), with two development projects on the agenda. Community members are invited to hear from the owners of a vacant lot at 224 S. 44th Street about construction of a new residential building. This project was first presented at last month’s zoning meeting. A four-unit semi-detached structure is being proposed on the lot in-between two old Victorian homes (see picture).  Continue Reading
