Posted on 12 July 2021 by WestPhillyLocal.com

Here’s a quick update on our last month’s post regarding the development of a 132-unit residential complex at 43rd and Baltimore (4224 Baltimore Ave) across from Clark Park.

Developers announced in June that they were finally moving forward with the construction. The work began promptly after the announcement. Street parking around the construction area was closed and trees were removed, which made the site much more open and unrecognizable. Some excavation work has also begun.

Zoning approval for the project was granted in June 2015 and building permit was issued in May 2019. Continue Reading

There’s finally some news on a development across from Clark Park that has been years in the making. The developers are set to proceed with the construction of a 132-unit residential building at 4224 Baltimore Avenue, the project that was first announced eight years ago and took a few years to get zoning approval.

The work is expected to begin within a few weeks, according to Barry Grossbach, Zoning Chair at Spruce Hill Community Association (SHCA), and will include installation of the fence around the construction area, removal of trees in the area, removal of existing sidewalks and installation of concrete barriers to provide temporary sidewalks, closure of parking around the construction area, and finally, beginning of excavation work.

Zoning approval was granted in June 2015 and building permit was issued in May 2019.

Baltimore Avenue sinkhole repair may take another three weeks

Posted on 12 June 2019 by WestPhillyLocal.com

It’s been more than a week since the large, nearly street-wide sinkhole opened up at the intersection of 43rd Street and Baltimore Avenue as the result of a sewer line break. The sinkhole was not very visible on the surface but underneath the pavement it was around 400 square feet. Since last Tuesday, Water Department crews have been working to repair the street, but it may take another two to three weeks, according to PlanPhilly.com.

In the meantime, Baltimore Avenue between 42nd and 44th Streets remains closed to traffic. Buses continue to replace the Route 34 trolley on Baltimore Avenue, between 61st Street and 40th Street portal. Stay tuned for more updates.

The first floor of the residential building connected to the left side of Clarkville at 43rd and Baltimore would be converted into a restaurant under a proposal considered last night by the Spruce Hill Zoning Association (Photo from Google Street View).

The Spruce Hill Community Association considered a proposal last night to convert the first floor of the row home adjacent to Clarkville at 43rd and Baltimore into a small restaurant amid concerns from some neighbors of commercial encroachment in residential areas.

Brought by the owners of the Clarkville building (not the business itself), the proposal for 4303 Baltimore includes an 1,100-square-foot restaurant on the first floor and renovated, high-end apartments on the second and third floors. In the past, the building housed three apartments, but is in rough shape, said Tom Lussenhop of Best House Partners, the building owners since May.

The proposal requires a variance for the first-floor restaurant, which has yet to be decided on (they’re open to suggestions). It will not have a liquor license.  Continue Reading
