13-story apartment building proposal on 48th and Spruce draws community criticism

A community meeting on the 13-story, 170-unit apartment building proposed on the 4700 block of Spruce took place yesterday over Zoom. Organized by the Garden Community Association Zoning Committee, the meeting was advisory and included the developers’ (Spruce Street Development) lawyer and building architect. Residents could make non-binding suggestions about the project, which will likely begin construction in the fall.

Here are some key points from the meeting:

• The demolition of the existing one-story commercial structures on the block to make room for the new building is not expected to begin until at least late summer, contingent on the approval by the City’s Civic Design Review Committee. Civic Design Review meeting scheduled for 13-story apartment building planned for 4700 block of Spruce

Residents are invited to join the Garden Court Community Association (GCCA) this Wednesday (May 11) for a discussion on a 13-story apartment building planned for the 4700 block of Spruce St.

The meeting, organized by the GCCA Zoning and Development Committee, is an opportunity to provide feedback as part of the city’s Civic Design Review process, where developers take non-binding suggestions from community groups and residents about things like building materials, building height, parking and landscaping.

The current plan includes the following: a 13-story building (six stories on the east end) with commercial space on the first and second floors (proposed uses include restaurant and grocery store), 170 residential units, 28 vehicular parking spaces (accessed via Spruce Street), 76 bicycle parking spaces, and an off-street loading dock (accessed via 48th Street). Cedar Park community association supports controversial housing development at 48th and Chester

Cedar Park Neighbors (CPN), the neighborhood community association, has released a statement supporting the controversial apartment development project at 48th and Chester, two weeks after Councilmember Jamie Gauthier opposed the proposed development. The project has also prompted some intense discussions and protests among many community members in the recent months.

“Cedar Park Neighbors is proud to support the development of a new apartment building at the corner of 48th Street and Chester Avenue,” the statement reads. Continue Reading

Proposed 83-unit apartment building near 48th and Chester focus of Thursday meeting

An online zoning meeting this Thursday will focus on a proposed 83-unit apartment building on the site of a shuttered dog park and other properties near 48th and Chester, adjacent to the Renaissance Health Care & Rehabilitation Center.

Renaissance seeks to combine several properties it owns – including an empty lot at 4720-24 Chester Ave. (formerly the Chester Avenue Dog Park), and adjacent properties at 1115 and 1119 S. 48th St. The properties are zoned RTA-1, RM1, and Commercial Mixed-Use (CMX-2). The proposal also seeks a single zoning designation for the new lot.  Continue Reading

New apartment building proposed near 43rd and Sansom; Community zoning meeting this Monday

The Spruce Hill Community Association Zoning Committee will hold its monthly meeting on Monday, Sept. 16, and one of the proposals on the agenda is construction of a new 12-unit apartment building on S. 43rd Street between Sansom and Chestnut.

The project involves consolidation of two lots – 112 and 114 S. 43rd St. – into one with demolition of the existing structure at 114, according to a Spruce Hill Zoning Committee announcement. The project envisions the construction of 12 units with four bicycle spaces and no parking. Property is in CMX-4 zoning, which requires four parking spots.  Continue Reading
