The demolished 19th century Christ Memorial Reformed Episcopal Church building on the northeast corner of 43rd and Chestnut Streets has recently been resold (for a second time) to a new developer, according to reports. Alterra Property Group, the same developer who is currently erecting a 6-story prefab apartment building on the 4100 block of Chestnut, purchased the property for $17 million in February, according to a recent report by Philly.com, and is planning to build another apartment building aimed at “graduate students, retained graduates, and young professionals” on the site. The 4300 block of Market Street, which includes a Checkers, some vacant lots and a handful of row homes, will likely look completely different by next summer.
A proposal for a six-story, 22-unit apartment building at 4306-4310 Market St. met with a favorable reaction from the Spruce Hill Community Association zoning committee on Monday. The building would be fit in between a cluster of existing row homes and another building, 4312 Market St. that was approved last year. The two projects are related.
The proposal would combine three lots into one for the building (one is the former site of the Dirt Factory). The proposed building would include 13 two-bedroom apartments, 5 one-bedrooms and 4 three-bedrooms. No information was available on proposed rent prices, but developers said the apartments would be “higher end” and not aimed at students. There are no affordable housing units proposed as part of the project, which several zoning committee members asked developers to reconsider. Continue Reading

A monthly Spruce Hill zoning meeting will take place tonight, at 7 p.m. at the Spruce Hill Center (257 S. 45th St), with two development projects on the agenda. Community members are invited to hear from the owners of a vacant lot at 224 S. 44th Street about construction of a new residential building. This project was first presented at last month’s zoning meeting. A four-unit semi-detached structure is being proposed on the lot in-between two old Victorian homes (see picture). Continue Reading

The Spruce Hill Community Association (SHCA) zoning committee heard plans for 36-unit “higher end” apartment building last night that would be built across five fenced-in vacant lots on the 4300 block of Market Street.
The six-story building would include two- and three-bedroom apartments, a roof deck and five off-street parking spots at 4312 through 4320 Market Street. Its proposed design includes a driveway cut through the middle of the building to access the five off-street sites. That driveway, which would require drivers to pull across the sidewalk along Market Street, caused some concern for zoning committee members. Continue Reading

The public is invited to attend tonight’s Spruce Hill Community Association (SHCA) Zoning Committee meeting to learn more about new development projects in the area. Some of the projects on the agenda (see below) were presented at earlier meetings, and this is an opportunity for community members to ask questions or provide comments. The meeting will take place at the SCHA office (257 S. 45th St), beginning at 7 p.m.
The meeting will discuss the following three projects:
• Apartment building at 4045 Baltimore (see rendering): Presentation and discussion of façade materials for use at this apartment complex under construction.
