The Post Brothers, a real estate development firm that has been gobbling up residential properties in West Philly, is shopping around plans for a newly renovated Hamilton Court, the historic apartment building complex at 39th and Chestnut.
The plans include a glassy new two-story structure in the courtyard (see rendering above) that would include ground-floor retail and a second-floor gym for residents. Built in 1901, Hamilton Court was one of West Philadelphia’s grand apartment buildings. Most of its grandeur has worn away as it’s now mostly filled with Penn undergraduates and its once elegant courtyard that once included a large fountain is now fenced off. Continue Reading

Developers presented preliminary plans last night for a nine-story apartment building with ground-floor retail space at 49th and Spruce Streets to a standing-room-only crowd that voiced concerns about property taxes, parking and affordable rents.
Proposed by the developers who refurbished the nearby Croydon building, Hillel Tsarfati and Kfir Binnfeld, the 160-unit building would be built on the parking lot on the southwest corner of 49th and Spruce. The mostly one-bedroom apartments would be marketed toward “young professionals,” with rents 15 to 20 percent below market rate – similar to Croydon, Binnfeld said.
The building would include eight floors of 20 apartments each and retail on the first floor. Floors would include 12 one-bedroom apartments, 6 two-bedrooms and two studios each. Rents would be roughly the same as Croydon – currently a minimum of $975 for a two-bedroom and $850 for a one-bedroom, according to the proposal. Continue Reading

A 9-story, 130-unit apartment building with ground-floor retail is proposed to be built on the parking lot at 4900 Spruce Street (see rendering above), and this will be the focus of a Garden Court Community Association (GCCA) meeting on Wednesday, Aug. 10.
“Information has been spotty at best so this is intended as a cross RCO community meeting,” writes GCCA Vice President and Zoning Chair Lauren Hansen-Flaschen. GCCA has been designated as an official RCO (Registered Community Organization) for the project, and developers are expected to be present at the meeting.
The building’s proposed height of nine stories and other features will require zoning variances. The developers of the nearby 8-story Croydon Hall Apartments, a once notorious squatters’ haven, are proposing the project. They own the parking lot at 49th and Spruce and lease spots there to Croydon residents. But the lot has remained mostly empty.
The meeting will take place at The Enterprise Center, 4548 Market Street, beginning at 6:30 p.m.

A five-story apartment building with a parking garage is coming to 4215 Chestnut Street.
Another apartment building is coming to the area. Recently, we noticed new construction next door to Dana Mandi, a South Asian grocery store on the 4200 block of Chestnut Street. A quick search in the database of the Office of Licences and Inspections revealed that a five-story, 28-unit apartment building is in the works for 4215 Chestnut St.
What’s interesting though is that the first floor of the building will be used as a parking garage. Due to an increasing amount of apartment buildings in the area, availability of parking spots has been named as one of the biggest issues at community meetings discussing new development.

UPDATE (4/29/2016): The Zoning Board of Adjustment heard the case on Wednesday, but decided to hold the vote for two weeks at the request of Councilwoman Jannie Blackwell, according to SHCA’s Zoning Chair Barry Grossbach. We’ll post an update next month.
After months of discussions and re-considerations in Spruce Hill, the proposal to build a four-story mixed-use building on the site of the former Transition to Independent Living Center building at the southeast corner of 46th and Spruce St. (4534-36 Spruce St.), has received support from the Spruce Hill Community Association’s (SHCA) zoning committee ahead of its consideration by the Zoning Board of Adjustment (ZBA) this Wednesday.
The project developers presented an updated proposal for the 21-unit building with ground-floor retail and a rooftop deck during an SHCA zoning meeting earlier this month.
SHCA’s Zoning Chair Barry Grossbach wrote in an email addressed to SHCA members today that the Spruce Hill zoning committee has voted “without dissent” to support the project – with some stipulations.
“We reached agreement with the developers/owners of the project on a Memorandum of Understanding that will be made part of the record and will spell out future meetings with Spruce Hill and near neighbors on final design elements, building operations (roof deck), and construction and post construction schedules (covering such items as hours, trash pickups, retail delivery, etc). In short, we are supporting moving the project forward with the understanding that the community will be a party to future discussions on items of importance to area residents,” the email reads. Those of you who live or pass by the area of 42nd and Chester probably have been wondering what’s happening with the new apartment building on the southeast corner. The construction of the three-story, six-unit building at 4128 Chester Ave. was supposed to have been completed last summer. All its units were leased, with move-in dates in August 2015.
But the construction stalled months ago. The site has looked abandoned for a while, looking “hideous and dispiriting,” according to Spruce Hill Community Association zoning chair Barry Grossbach.
The unfinished building is now for sale for $1.75 million, according to a listing on Realtor.com. The building sits on a 2,6140-square-foot lot and includes overall 16 bedrooms and eight full baths, according to the listing. The location makes it “desirable student housing.” The listing also states that construction of the building is currently being completed. Continue Reading
