A new residential complex that includes two six-story buildings has been proposed for a parking lot at 5235 Chestnut Street. The buildings would include 204 units, 41 of which are designated as affordable housing, with rental prices starting at $700 per unit. Both buildings would also include some commercial spaces on the ground floor.
One, smaller building, will include 33 residential units and will be on Chestnut Street, and the other – with 131 units – will be located along Ludlow Street, according to the proposal (see rendering below). The complex will also include bike parking spaces and various amenities, including a gym.

Councilmember Jamie Gauthier is once again calling on residents to push developers of a 1,240-unit apartment complex at 46th and Market Streets to include affordable housing during a meeting scheduled for March 27.
The meeting is part of the Civic Design Review process for “Mill Creek Station,” an upscale cluster of five seven-story buildings, one 19-story building and courtyards that will have “outdoor kitchens, lounge spaces and a pool for the residents,” according to the plan. The apartment complex would be adjacent to the city’s juvenile detention center at 48th and Haverford.

The developers of 4601 Market St. have postponed their community meeting scheduled for today to reportedly discuss adding “deeply affordable” units to what will be one of the largest apartment building project in recent West Philly history.
Councilmember Jamie Gauthier last week called on Iron Stone Real Estate Partners to make 20 percent of the planned 1,240 units available to low income renters. Iron Stone included no provisions for affordable units in a proposal submitted to the city ahead of its scheduled March 7 Civic Design Review hearing, which has also been postponed.
“Iron Stone agreed to postpone their community meeting to discuss affordability with the community and the City!,” Gauthier tweeted on Tuesday. “I look forward to working with Iron Stone to keep 20%+ of the homes at 4601 Market deeply affordable.” Continue Reading

The Spruce Hill Community Association (SHCA) zoning committee will have its monthly meeting on Monday, May 20, where more details will be revealed about the mixed-use complex proposed on the site of the demolished Memorial Christ Church at 43rd and Chestnut. The property was sold to Alterra Property Group for $17 million earlier this year.
The proposed complex will reportedly include 278 residential units, ground-floor retail, below-grade accessory parking for 54 vehicles, and 109 bicycle spots. The property is in a CMX-4 Commercial Mixed-Use Zoning District, so this proposal complies with the existing zoning code and already has conditional approval. However, due to the size of the project, it must go before the City Planning Commission’s “civic design review” process. An early step in that process is a presentation to the appropriate coordinating RCO (Registered Community Organization), which is the SHCA Zoning Committee. Continue Reading

Developers formally presented an apartment building project on Monday night to the Spruce Hill Community Association that will profoundly reshape the 4400 blocks of Chestnut and Ludlow Streets.
The Orens Brothers Real Estate is proposing a pair of buildings on the two blocks that would require the demolition of several properties, including the building at 4415 Chestnut that houses the company’s headquarters and the popular Fit Gym that they operate. The plan would include two six-story buildings housing 165 residential units and ground floor commercial space along the 4400 block of Ludlow and Chestnut Streets. Continue Reading

Residents are invited to learn more about development projects on Thursday, June 15 at the Spruce Hill Zoning Committee’s monthly meeting. The proposed construction of an apartment complex in a parking lot on the 4000 block of Baltimore Ave (see Google Street View below) is on the agenda.
The proposal for 4045 Baltimore Avenue was first unveiled by the developers in the Fall 2016. The complex would include 48 units, interior and off street parking, and 17 bicycle spaces.
