UPDATE (1:40 p.m.): Both meetings have been canceled due to freezing rain in the forecast for late Monday afternoon/evening. The Spruce Hill Zoning Committee meeting will be rescheduled at the earliest possible date, according to Zoning Committee chair Garry Grossbach. The Fair Districts PA meeting will be rescheduled for February. Stay tuned for more updates.
Residents are invited to get more information about development projects in Spruce Hill and how to get involved with nonpartisan group Fair Districts PA at two community meetings on Monday, Jan. 8.

A Spruce Hill Zoning Committee meeting will take place at the Spruce Hill Center (257 S. 45th St) and will inform neighborhood residents about two proposals: Conversion of three-unit building to five units at 424 S. 45th St. and conversion of nine existing apartments into 18 at 4508-10 Walnut St.
The 9,251 square feet building at 4508-10 Walnut Street is owned by Safdan Partners LLC. Eighteen units are proposed from partially on the first floor to the fourth floor of the building, which also houses two storefronts currently occupied by LULU Cafe and Hunter Gatherer Tattoo.

Construction has begun on the vacant lot on the southwest corner of 40th and Pine Streets (400 S. 40th St) where a 19th century Italianate mansion, designed by architect Samuel Sloan, once stood.
A developer, Equinox Management & Construction, is redeveloping the site into a market-rate apartment complex called The Azalea, which will be targeted at graduate students. The first construction permit – for the building’s foundation – was issued last month. Continue Reading

The real estate development firm Post Brothers has bought the long vacant Apple Storage facility on South 52nd Street and plans to build a 153-unit residential building.
Philly.com reported that the Post Brothers, which has acquired several buildings in recent years including The Netherlands at 4300 Chestnut, Hamilton Court at 3800 Chestnut, and Garden Court Plaza, paid $2.4 million for the hulking shell at 780 S. 52nd St., a couple blocks south of Baltimore Avenue. That price reflects the fact that the zoning approval had already been granted in 2012 for “Apple Lofts,” a residential housing proposal that drew mostly praise but prompted discussions about gentrification.
A zoning permit approved last week expanded the proposed project from 112 to 153 units and commercial space. The original zoning permit also includes 92 “accessory” parking spaces. Continue Reading

While graffiti still covers the front of the old West Philadelphia High School building and it may seem like not much work has yet been done on converting the early 20th century building at 48th and Walnut into loft apartments (the project was first announced in 2012,) a part of the building, now called West Lofts, is ready to welcome its first tenants next month, according to reports.
The first 35 units have been leased for July 1 move-in, and more units are currently for lease for August and September move-ins, according to a report by Philly Curbed.
Upon completion, West Lofts will have 268 studio, 1, 2 and 3-bedroom apartments, many of them bi-level, ranging from $995 to $2,430. The building will also include a restored gym, a co-working space and a coffee shop, according to Philly Curbed.

A new affordable housing project has been completed in West Powelton. 4050 Apartments, a 24,350 square feet three-story building, is designed for low-income artists, families, and others. The new building, which contains 20 one-, two-, and three-bedroom units, has replaced a large vacant lot.
The grand opening and ribbon-cutting ceremony for this project will take place on Wednesday, Jan. 25, from 2-3 p.m. Attendees will be asked to create artwork together, including a large map of the local neighborhoods and a rope of cloth strands braided together to represent the impact of developments that incorporate the arts, community and housing available to all. A five-story apartment building with a parking garage is coming to 4215 Chestnut Street.
Another apartment building is coming to the area. Recently, we noticed new construction next door to Dana Mandi, a South Asian grocery store on the 4200 block of Chestnut Street. A quick search in the database of the Office of Licences and Inspections revealed that a five-story, 28-unit apartment building is in the works for 4215 Chestnut St.
What’s interesting though is that the first floor of the building will be used as a parking garage. Due to an increasing amount of apartment buildings in the area, availability of parking spots has been named as one of the biggest issues at community meetings discussing new development.
