The Cedar Park Neighbors zoning committee on Thursday evening convinced developers proposing a four-story, five-unit apartment building for a long empty lot on the 4800 block of Baltimore Ave. to slim down the project and introduce it again at a later date.
The plan requires variances from the city because the lot is zoned for a single-family home and the proposed building would cover more than 50 percent of the lot, which is between a building fronted by a nail salon on one side and a residential building on the other side. It includes five units ranging from 620 square feet to 1,400 square feet.
“I don’t think anyone is saying that Baltimore Avenue (on that lot) needs to be a single-family home, but five units is a big ask,” said zoning committee chair Shawn Markovich. “It’s overbuilt.” Continue Reading

Cedar Park Neighbors is holding a pubic zoning meeting this Thursday (March 29) that will focus on two development proposals on Baltimore Avenue:
• The event space Petite Féte has requested a use certificate for a banquet hall for up to 49 people on the first floor at 5042 Baltimore Ave. This site is currently zoned CMX-2 (Commercial use) and also has two residential units above (on the second and third floor). The proposed use, “Assembly and Entertainment,” requires a special exception approval in this zoning district. Continue Reading

In 2016, we reported on the possibility that Loco Pez, the cash-only Fishtown taqueria, was opening a new location at 47th and Baltimore, in the spot that the Carrot Cake Man used to occupy in the old Montrose building. What ever happened to that plan? According to a local realtor’s website, Loco Pez signed a lease for the space in early 2016, but since then progress has been erratic.
For many months there was little to no activity, then eventually various construction permits for a sit-down restaurant appeared in the window, but construction seemed to stall as of late last Autumn. The location’s liquor license is in “safekeeping” status, which means that it’s still attached to that location, but not currently active. Only in the last few weeks have local residents reported renewed activity inside the space. Continue Reading

Public response was generally favorable during a Cedar Park Neighbors zoning committee meeting on Tuesday toward a proposed three-unit building with ground floor commercial space on a vacant lot on the 5000 of Baltimore Avenue.
The building, which would occupy a vacant lot at 5047 Baltimore Ave., requires approval from the Zoning Board of Adjustment because it will exceed the two apartments allowed under the zoning code. One of those apartments will include basement bedrooms, which allowed the developer to keep the building within the zoning code’s height requirements. The Cedar Park Neighbors zoning committee will consider a proposal on Tuesday for a three unit, multi-family building on the vacant lot located at 5047 Baltimore Avenue.
The building would include commercial space on the first floor and two additional floors. The maximum height of the building is 48 feet.
Community members are invited to meet with the owner, see the plans, ask questions and voice their opinion. More information can be found on the Facebook event page.
