Dunkin’ Donuts opening at 41st and Chester this fall

A sixth Dunkin’ Donuts will call West Philly home this fall when the franchise opens its doors at 4116 Chester Avenue, just a block north of fellow coffee chain Starbucks.

The new location, which was proposed in February, is taking over the vacant warehouse space on the ground floor of 4100 Chester Avenue, a multi-tenant building housing offices for the University of the Sciences and Veteran Affairs. Once open, Dunkin’ Donuts will operate on the relatively quiet residential block Sunday through Saturday from 5 a.m. to 10 p.m.

“We feel that this stable use will provide a great amenity to the office staff and students in the building, as well as to our neighbors and the community,” said David Hess, vice president of acquisitions for Posel Management Company, which owns and manages the property on 41st Street and Chester Avenue. “More importantly, it will add ‘eyes on the street’ and pedestrian activity to a block that can be lonely at night.”

The Spruce Hill Community Association zoning committee approved the Dunkin’ Donuts site after the franchisee and their associates met with immediate neighbors on Apr. 9 to hear concerns, per SHCA’s request. According to Zoning Committee Chair Barry Grossbach, those concerns were then turned into a proviso, attached to the approval agreement, that the owner and property management must adhere to once Dunkin’ Donuts is operating. Among the issues to address: trash removal and pick up, exterior accessory signs, litter maintenance, security, and hours of operation.

Zoning-wise, the space, which has been empty for at least 10 years, was already zoned for a coffee shop, said Grossbach. The only matter the Zoning Board of Adjustment had to tackle was whether it would grant a special exception for a takeout restaurant, which the ZBA did on April 17.

Although the construction of the new Dunkin’ Donuts location has been met with little fanfare, some West Philly residents have taken to the UCNeighbors forum to express their opinions. One poster, Valerie, wrote “from an environmental and traffic point of view, as well as how it affects the residential quality of our neighborhood, Dunkin’ Donuts is not a good idea,” while another, Jon, counters: “Having been in this neighborhood when there was actual blight, such as abandoned housing on many blocks, I think we can handle a Dunkin’ Donuts. Baltimore Avenue seems to have survived the introduction of a Subway, for its part.”

Business picking up on 5000 block of Baltimore: Babylon Bistro to open Spring 2014

Although West Philly’s home to several excellent ethnic restaurant spots, there’s still a void of one menu offering plates that satisfy a broad range of palates. And that’s a gap Aksum Cafe and Seeds Gallery owner Saba Tedla plans to close when she opens her second eatery, Babylon Bistro at 5021-5023 Baltimore Avenue in Spring 2014.

According to Tedla, Babylon Bistro will cater to neighborhood folk who like ethnic fare but also want their “basic American food” (think specialty sandwiches). The contemporary menu as envisioned will offer small and large plate portions much like Aksum, but will cover an eclectic variety of regions and concepts that serve a diverse community.

While a lack of a “range of selection of menu” was a common complaint Tedla heard in two community discussion forums she held in developing the bistro’s concept, another was the lack of brunch and breakfast options. To that end, she plans to open Babylon Bistro for breakfast daily, as well as offer brunch on the weekends. As for serving alcohol, Tedla said the idea is to operate a BYOB spot on the onset, and that pursing a liquor license is “a long-term objective.”

“As a resident of the neighborhood, I am focused on the business void of the community and the advantage is having a better understanding of the neighborhood business needs,” she said.

But Babylon Bistro won’t only check off the food boxes. The combined lower area of 5021 and 5023 Baltimore Aves will come to a sprawling 2,000 square feet, making the bistro the second largest restaurant in the immediate neighborhood and the first largest on the Baltimore corridor, said Tedla. She plans to implement an open floor plan in Babylon’s scheme with floor-to-ceiling bi-fold doors that’ll serve as windows—a chic décor that “completely opens the space” and can comfortably sit 75-100 patrons without much of a wait.

Although Tedla has a strong vision in mind for Babylon Bistro, she does note the menu and concept are still in the development stages, and will be fully fleshed out once a chef is identified. She is currently interviewing potential candidates, as well as pursuing other options.

Craig King of Ventures Abby Real Estate also plans to operate a restaurant at 5037 Baltimore Avenue, not far from Babylon’s pending home. While King hasn’t returned interview requests, we do know from Cedar Park Neighbors it will possibly be a 75-seat sit-down restaurant with weekend music entertainment.

More on Aspire, the new pharmacy on Locust near 43rd

A few months ago we wrote about the new independently owned pharmacy that opened right across the street from CVS on Locust Street near 43rd. The store’s location raised some eyebrows. So this week we decided to check back in to see how things were going at Aspire.

Aspire’s owner, Hetal Chudasama, knows better than most the risk she took in locating across the street from the big box behemoth. She managed CVS’s pharmacy for a few years and began working there in 2002.

“I’ve taken all of the things I’ve seen over the years and made them better,” Chudasama said.

While the pharmacists at CVS focus on quantity, a sort of churn-and-burn style of filling prescriptions, Chudasama slows the process of getting medication down to make sure patients get what they need.

“My number one thing is to talk to the patient and give them my time,” she said.

Aspire is one of a growing number of independently owned pharmacies popping up in small towns and big cities across the country. While in the 1970s and 1980s most pharmacies in the country were independently owned, the number started to nose-dive in the 1990s as big-big box stores like CVS and Rite Aid began to dominate the market. Even Wal-Mart and Target got into the pharmacy game as a way to get customers into the stores.

But independents are making a comeback, according to the National Community Pharmacists Association. Reasons for the increase include a tough job market for retail pharmacists leading to more willing to take a chance on their own business.

Chudasama offers the kind of personalized service that most independents do – but places like CVS don’t. Aspire delivers prescriptions for free. Chudasama also assembles medication in specially designed blister packages that group multiple medications by days of the week, making it much less likely that patients will not take all of their required pills. She also works closely with physicians. These are things that CVS pharmacists simply don’t have time to do, she says.

“I went to school to be a pharmacist, not to just stand and count pills,” said Chudasama.

Switching prescriptions from a big box pharmacy to Aspire is as easy as making a phone call. And if you stop by on a hot day, chances are good that you can get a cup of cold lemonade. You’ll have to pay for that at CVS.

New dining options, Caribbean and vegan, coming to West Philly

Come late summer, West Philly will be home to two new diverse and palate-pleasing restaurants located in the Dorrance H. Hamilton Center for Culinary Enterprises at 310 S. 48th Street.

For those who love Caribbean-American fusion cuisine, 48th Street Grille will provide a taste of the islands with a focus on seasonal fresh and local ingredients. Owned by Chef Carl Lewis of Catering by Carl Lewis, LLC, 48th Street Grille will serve fresh seafood, pasta, meat, poultry, curry dishes, burgers, salads, soup, vegetarian dishes and sandwiches, and non-alcohol beverages, as well as signature fare from the South and Jamaica, once it opens late summer. The 65-seat dining space will also offer sidewalk dining, take-out service, and full-service catering. It will be open Tuesday – Sundays for lunch and dinner, with mid-week breakfast available through Saturdays. Chef Lewis also plans to host special events for New Year’s Eve, Easter, Thanksgiving, and Mother’s Day, as well as host midweek Family Dining Nights.

Area vegans and vegetarians craving more chow options in West Philly will find potential in Planet Vegan Café, a sit-down vegan juice bar and eatery opening in late July/early August. The vision of Dorinda Hampton, owner of vegan food company Really Fresh Vegan, Planet Vegan is a reinvention and enhanced version of the restaurant Hampton developed as part of her stint on Food Network’s 24 Hour Restaurant Battle in 2010. The 25-person capacity space will feature a full juice bar with all organic juice and smoothies, as well as serve hot and cold sandwiches, hot vegan and veggie dishes, soups, and salads using all healthy, organic, non-GMO products. It will also offer juice cleansing, in which six 16 oz. bottles of fresh-made juice are given for the amount of time needed.

“We want to have a really cool place where people can come, socialize and enjoy people’s company,” said Hampton, who also owns Sprout Vegan Eatery and Juice Bar, located at 909 E. Baltimore Pike in Kennett Square. “I want to [also] give people a new way of thinking about healthy eating. You don’t have to compromise texture or taste. It can be tasty as well as beneficial to your health.”

Planet Vegan will be open Mondays – Sundays (hours are yet to be determined), with takeout and delivery options available. Hampton plans to host local entertainment on Fridays and Saturdays, and hold screenings of wellness, health and nutrition documentaries on Sundays.

Opened in September, the Center for Culinary Enterprises was designed to assist start-up and established food enterprises by providing commercial kitchen and food storage space for rent, as well as affordable food business development services. The 13,000+ sq. ft. facility, which is open 24 hours a day, includes four state-of-the-art commercial kitchens, the eKitchen Multimedia Learning Center (a demo kitchen and classroom), and retail space. A third restaurant may open in the space but it could not be confirmed.

New streetwear clothing store sets up shop in old True Planet space

The intersection between subcultures has always been present in history. From skaters blasting alt-hip hop to punk rock kids skanking to ska, the line between underground movements is one forever blurred.

It’s this almost-inherent connection that drives Rebels Closet, the new clothing store that’s set up shop in True Planet Vintage Boutique’s former home at 4501 Baltimore Ave. With an emphasis on street-wear fashion, Rebels Closet’s aim is to serve as an artistic and fashion meeting point “for all those different [counter]cultures,” said owner and former West Philly resident Conway Armstead. Sought-after national street brands like Mighty Healthy and BGRT will hang from racks next to local designers like G.E.E.K (Good Energy = Quals Kreation) Clothing Inc. that offer “an organic, more cultural-type feel,” which, according to Director of Operations Takiya Lipscomb, will appeal to “the immediate neighborhood.”

“We are going to be having those brands that people look for and [are] very rare to find in Philadelphia,” Lipscomb said. “[But] we’re gonna have an element for people who love couture, for people who wear basics every day. There’s going to be something for everybody.”

Rebels Closet held a soft opening on Sunday to introduce the new space to West Philly residents, and “give them a taste” of what the store will carry once it officially opens at the end of the month. While a multitude of items are currently available for purchase, it is not a “full representation” of what’s to come, which includes a fuller men’s department and the launch of a women’s department, according to Lipscomb. Armstead said he is also open to meeting with local designers about potentially carrying their lines.

But Armstead wants Rebels Closet to act as much more than a place to buy new gear. He also plans to use the vibrant, artwork-laden shop as a cultural destination, possibly renting it out for poetry readings, album listening parties, and rolling art galleries.

“It’s really cool the fact that we can take everything off the floor and make it look like a completely empty space and funk it out to be whatever you want it to be,” said Lipscomb. “[We] want to do those types of things during First Friday and First Thursday events [and] just bring in something that draws in the artistic crowd.”

In the end, Rebels Closet is a symbol for grassroots revolution, in both name and space. It represents nonconformity and individuality—a drum beat for authenticity accented by the yet-to-be completed mural on the back wall brandishing its name. “Most of [the brands] you won’t find in larger chain stores. Even they have an organic, self-expressive attitude. That’s what the rebel thing is about,” said Armstead, who is present at the store every day. “It’s just a form of expression that might not be a popular statement or way of thinking but it is what it is.”

“Everybody is their own rebel, whether you’re a rebel for the earth, or a rebel against the machine,” added Lipscomb. “Everybody has a rebel in them and this can be your closet.”

Rebels Closet is open Monday through Saturday from 11 a.m. to 7 p.m., and on Sunday from 11 a.m. to 5 p.m. Apparel is available in sizes small to XXL , and ranges from $20-25 for t-shirts, $40 for sweatshirts, and $35-45 for shorts.

Mayor Michael Nutter dropped in at the Seeds Gallery near 50th and Baltimore as part of a multi-neighborhood tour of the city designed to publicize the launch of the Philadelphia Neighborhoods marketing campaign.

The campaign highlights neighborhoods as “visitor-ready” destinations surrounding Center City. One person traveling with Nutter called it “intra-city” tourism that would appeal to people already living in Philadelphia.

Seeds Gallery owner Saba Tedla, who also owns Aksum on Baltimore Avenue, joined Nutter at the gallery.

Nutter, a West Philly native who grew up about 10 blocks from the gallery, called the Cedar Park area an “amazing melting pot” that features what he called the “3 Rs” needed for vibrant neighborhoods – restaurants, retail and residential housing. He also visited East Passyunk and Bella Vista.
